  • Visible moisture between glass panes. The insulated glass unit (IGU) seal has failed, letting humid Miami air into the argon-filled cavity. Once you see fogging, the thermal performance is gone, and the pane assembly needs replacement, not repair.
  • Window sash drops or won’t stay open. The balance system, usually a spiral-tension or block-and-tackle cartridge depending on Kohler series, has lost tension. In coastal Miami, salt corrosion on the balance shoe accelerates this, especially on east-facing exposures.
  • Door sticks at the top or bottom seasonally. This often traces to a failed sweep or threshold cap letting water pool and swell the sill, or to hinge screws backing out of a soft frame. The underlying cause matters: one needs hardware, the other needs reframing.
  • Draft even when fully closed and locked. Compression weatherstrip loses its memory in Florida heat, and Kohler’s older bulb-style gaskets flatten permanently after about 7 years of UV exposure. A new seal kit restores the seal; ignoring it loads your AC unit.
  • Multi-point lock won’t engage smoothly. The locking mechanism relies on alignment between the handle gearbox and the shoot bolts. If one point catches and others don’t, the door frame has likely settled, or the keeps have corroded in their pockets.

There’s a safe middle ground for Kohler window and door issues, and a point where DIY stops making sense. You can check: whether the lock engages fully (listen for all three points on a multi-point), whether weatherstrip is visibly cracked or detached, and whether the drain holes in the frame sill are clogged with paint or debris. A vacuum and a wire brush handle that last one.

What we don’t recommend: removing a sash with a failed balance (spring tension can release unpredictably), cutting glass to fit a new IGU, or adjusting a door frame without checking plumb first.
