DITRA uncoupling membranes come in DITRA (standard), DITRA-XL (thicker for transitions), and DITRA-HEAT (integrated electric warming), each marked on the orange polyethylene grid. KERDI waterproofing membranes include KERDI-200 (8-mil sheet), KERDI-DS (15-mil for heavy-duty applications), and KERDI-BOARD (foam-core panels) - the thickness printed on the fleece backing determines which adhesive and overlap spec applies. SCHIENE and JOLLY edge profiles are sized by tile thickness: 3/8″, 1/2″, or 5/8″, with the part number stamped on the aluminum leg.

We source OEM Schluter for all membrane work because the fleece-to-membrane bond and factory-certified weld strength are what pass Miami-Dade moisture intrusion inspections. DITRA-HEAT cable migration or membrane delamination from subfloor movement breaks the uncoupling action; the tile takes the stress instead of the membrane absorbing it. We see this most often in second-story additions over unconditioned garages where seasonal humidity swings hit 30%.
  • Water staining at baseboards or lower wall corners. KERDI seam failure or improper overlap at the tub-to-wall transition lets moisture bypass the waterproofing. In Miami’s driving rains, a 2″ overlap shortfall becomes visible within one wet season.
  • Grout crumbling at shower curbs or bench edges. SCHIENE profile corrosion or improper embedment exposes the tile edge to direct water contact; the aluminum oxidizes, the profile loosens, and the grout bed erodes from behind.
  • Musty odor from DITRA-HEAT mats that won’t reach set temperature. Cable break or nicked heating wire during original installation eventually faults to ground; the thermostat reads normal but output drops. Thermal imaging finds the cold spot fast.
  • Efflorescence on exterior ADU walls with tiled veneer. KERDI-DRAIN or -LINE drainage mat blockage traps moisture in the wall cavity; the salt deposits are the visible symptom of a system that can’t breathe or drain.

Schluter component replacement within an existing addition or ADU runs $4,720-$15,340 for membrane sections up to 100 square feet, and $9,440-$29,500 for full wet-area rebuilds with integrated waterproofing and drainage. The range depends on three factors: how much finished surface must be removed to access the membrane, whether the substrate needs re-pitching or repair, and which Schluter series was originally installed (DITRA-HEAT requires electrical coordination that standard DITRA does not).

Every Schluter repair we quote includes OEM membrane or profile material, adhesive or thinset specified by Schluter for that product, removal and disposal of the failed section, and reinstallation of tile or finish to match. An owner can safely check three things: confirm the Schluter product name printed on any exposed profile edge, photograph the failure pattern for comparison, and verify whether the original installer left a Schluter system warranty card (some products carry 10-year coverage when registered). What goes wrong with DIY membrane repair is nearly always prep and bonding - KERDI fleece requires unmodified thinset to a properly cured substrate, and the 2″ minimum overlap at seams is non-negotiable for Miami’s wind-driven rain exposure. DITRA-HEAT carries live voltage and must be GFCI-protected; we do not recommend owner handling of electrical connections.
