GAF Windows & Doors: The Miami Owner’s Guide

We stock and install GAF-compatible windows and doors across Miami, with most replacement projects running $5,310-$17,700 for standard window replacement and $9,440-$29,500 for impact-rated installations. Most GAF parts we carry on the truck or can source within 24 hours through our network of fifty-plus vetted brands. Homeowners usually discover the problem when a south-facing window starts weeping condensation between the panes after a humid summer, or when a door frame swells enough that the latch no longer catches clean - both signs that the Florida climate has found the weak point in the assembly.

Which GAF Models This Applies To

GAF’s window and door portfolio breaks into three main series that we see in Miami homes: the WeatherSide line (vinyl windows common in 2015-2020 builds), the Celect cellular composite line (popular in Coral Gables and Pinecrest for its paintable surface), and the older Guardian fiberglass doors that GAF distributed before shifting focus. The part you need depends on which series you have, and the label location varies: WeatherSide stamps the NFRC rating label on the top of the sash, Celect hides it inside the jamb, and Guardian doors carry a metal tag on the hinge edge.

Here’s where the OEM-versus-aftermarket decision matters for GAF specifically. GAF exited the windows business in 2020 when they sold the line to Associated Materials, so true OEM parts for pre-2020 units are getting scarce. For WeatherSide balances and tilt latches, we stock quality aftermarket equivalents from Amesbury and Caldwell that match the original specs - same 5/8-inch pivot bar width, same 28-to-42-pound balance range for standard double-hungs. For Celect, the cellular composite cladding is proprietary, so color-matched replacement sills or brickmould must come through Associated Materials’ current Alside distribution. We source both paths and quote the difference in writing before work starts, under Clause 1 of the Haven Standard.

Signs Your GAF Windows & Doors Is Failing

Signs Your GAF Windows & Doors Is Failing
  • Condensation between panes on east or south walls. The insulated glass unit (IGU) seal has failed, letting humid Miami air into the air gap. The desiccant inside the spacer bar saturates, and the fog becomes permanent - the fix is IGU replacement, not a wipe-down.
  • Sash drops or won’t stay open. The balance system, either a coil spring or block-and-tackle type depending on GAF series year, has lost tension. In our experience, balances fail faster in Miami than up north because salt air corrodes the spring housing.
  • Door sticks in summer, gaps in winter. The frame is swelling with humidity and contracting in dry season. For Celect composite this usually means the jamb is out of plumb; for older wood-core units, the frame itself may be rotting at the sill.
  • Water stains on the interior sill after heavy rain. The weep channels are clogged with pollen and insect debris, or the sill pan was never properly flashed during original install. We see this often in Coconut Grove homes where mature trees dump debris against casement windows.
  • Cracked or yellowed exterior cladding. UV degradation on vinyl or composite surfaces, accelerated by Miami’s 200-plus days of direct sun. Celect holds paint well but the cellular substrate can crack if the factory coating is compromised.

Replacement Cost & What’s Included

Service Price Range in Miami What’s Included
Standard window replacement $5,310-$17,700 Unit, labor, disposal, basic trim repair
Impact window installation $9,440-$29,500 Rated unit, permit, installation, inspection
IGU (glass-only) replacement $470-$2,125 New sealed unit, labor, re-glazing
Balance system repair $470-$1,180 Both balances, sash removal, test operation
Door frame/sill replacement $2,360-$7,670 Frame, sill pan, flashing, trim, seal

The wide ranges reflect three factors: unit size (a 6-foot sliding door versus a standard double-hung), whether the original frame is square (Miami’s settling slab-on-grade construction often isn’t), and whether we find rot in the rough opening once the old unit is out. We write the price for each scenario before we start, and no change proceeds without a signed change order - the discipline that has kept our projects within a few percent of the agreed number across 4,000-plus jobs. Every window and door replacement carries our 365-Day Done Right Promise: if it is not done right, we make it right.

There’s a clear line here. An owner can safely check whether the weep channels are clogged - a pipe cleaner and ten minutes - and can confirm the model number from the label. What goes wrong fast is anything involving the sash removal: the balance system is under tension, and a slipped tool can launch a sash or spring with enough force to break bone. We’ve seen it. We don’t give step-by-step for that reason.

The other DIY trap is the frame. Miami’s humidity means what looks like a simple swap often reveals rot in the rough opening, and without proper sill pan flashing and sealant, the next rain channels water straight into the wall cavity. We pull permits when required, pass inspections, and leave you with a documented photo record of what we found and what we did - standard on every visit, not an upgrade.
