Owens Corning Home Additions & ADU: The Miami Owner’s Guide

Rowan Construction Group Miami installs Owens Corning-compatible systems for home additions and ADU construction, with typical installed project costs ranging from $53,100 to $153,400 for standard additions and $106,200 to $259,600 for full ADU builds. We stock Owens Corning insulation, roofing, and moisture-barrier components on our trucks, and most material verification visits happen same-day once you schedule. Miami homeowners usually discover a problem when the addition’s roofline doesn’t match the existing home’s thermal performance, when energy bills spike after the build, or when an inspector flags insulation gaps that the original crew papered over with drywall.

Which Owens Corning Models This Applies To

Owens Corning manufactures three product lines relevant to Miami additions and ADUs: the Pink Fiberglas insulation series (R-13 through R-30 batts and blown-in loose-fill), the Duration and Duration Designer shingle systems for roof tie-ins, and the WeatherLock ice and water barrier line for moisture protection at the addition junction. The critical compatibility gotcha in Miami’s climate is the R-value selection: Florida code requires R-30 in ceilings and R-13 in walls for conditioned additions, but Owens Corning sells both “Miami-Dade approved” and standard SKUs, and the difference is the NOA number printed on the bag. We verify this on every load before it leaves our supplier.

To identify what you have, check the paper facing on batt insulation for the OC product code (starts with “M” for Miami-Dade NOA versions), or the shingle bundle for the Duration series stamp. Aftermarket equivalents exist for insulation, but we source OEM Owens Corning for additions because the batts are cut to 93-inch lengths that match standard Miami-Dade framing spacing, and third-party batts often gap at 24 inches on center. For roofing tie-ins, we use Owens Corning Duration because the SureNail strip width matches the existing roof’s exposure if your home was built after 2010 with OC shingles.

Signs Your Owens Corning Home Additions & ADU Is Failing

Signs Your Owens Corning Home Additions & ADU Is Failing
  • Hot spots in the addition ceiling during summer afternoons. This means the Owens Corning insulation batt has slipped from the ceiling joist bay, or the blown-in density was insufficient at the eave where the addition meets the existing roofline. In Miami, we see this most in Coral Gables and Pinecrest homes where crews rushed the insulation before the rough electrical inspection.
  • Water staining at the interior corner where addition meets original house. The WeatherLock barrier failed at the step-flashing transition, or the Duration shingles were installed without the required 6-inch overlap at the valley. Miami’s wind-driven rain from summer squalls finds this gap fast.
  • Musty odor in the ADU within six months of completion. The vapor barrier was installed on the wrong side of the wall assembly, or Owens Corning Foamular rigid board was used without the required gap for drainage. In our climate, moisture drives inward nine months of the year.
  • Shingle granules collecting in the addition’s gutters after the first rainy season. The Duration shingles at the tie-in were overdriven by nail guns, fracturing the fiberglass mat. This is a crew error, but it manifests as a material failure.
  • Energy bills 30% or higher than projected. The insulation was compressed into a 2×4 wall cavity rated for R-13 batts, but Owens Corning’s R-15 high-density product was substituted without adjusting the HVAC load calculation. The system runs constantly to compensate.

Replacement Cost & What’s Included

Component Miami Installed Range What’s Included
Insulation replacement (batt, addition walls/ceiling) $4,720-$15,340 Removal of compromised batts, NOA-verified OC replacement, air-sealing at penetrations
Roof tie-in repair (shingle + barrier) $9,440-$23,600 Strip to deck, WeatherLock reinstallation, Duration shingles, permit and inspection
Full addition rebuild (structure to finish) $53,100-$153,400 Framing, MEP rough, insulation, drywall, flooring, fixtures, documented photo record
ADU construction (detached, full utility) $106,200-$259,600 Foundation to certificate of occupancy, all trades coordinated, flat written price

The range depends on three factors: whether we’re matching existing materials or upgrading the assembly, whether the original work was permitted (unpermitted additions require engineered drawings in Miami-Dade), and how much of the finished surface we must remove to access the failed component. Under Clause 1 of the Haven Standard, you receive a written price before any demolition starts, and no change proceeds without a signed change order. Our 365-Day Done Right Promise covers the installation and materials.

There’s one thing a homeowner can safely check: the NOA label on the insulation bag or the shingle bundle wrapper, if any material was left behind. Photograph the product code and compare it to the Miami-Dade County product approval database online. That tells you whether the original crew used code-compliant material.

Everything else belongs to a licensed contractor. Roofing work above 15 feet requires fall protection and a Miami-Dade roofing contractor license. Insulation replacement in a finished cavity means cutting drywall, and without a blower-door test afterward you won’t know if the air sealing worked. Most critically, the junction between existing structure and addition is a structural and waterproofing detail that fails when amateurs guess at the flashing sequence. We’ve rebuilt three of these in the past two years in Miami after DIY attempts, and the correction cost 40% more than the original proper installation would have.
