Signs Your PGT Driveway & Pavers Is Failing

- Paver rocking or wobbling underfoot. This means the bedding sand layer has washed out or the limestone base has settled. In Miami, we see this most often in Palmetto Bay and Pinecrest where the oolitic limestone base is porous and gets undermined by roof runoff that wasn’t properly diverted.
- Edge restraint pulling away from the perimeter. The plastic or aluminum restraint is held by 10-inch steel spikes into aggregate base. When that base softens, the spikes lose purchase. We regularly find this in Coral Gables installations where the original contractor used a 4-inch base instead of the 6-inch minimum for vehicular traffic.
- Weeds growing through joints despite polymeric sand. The sand has degraded or was never fully compacted during installation. Florida’s UV exposure breaks down the polymer binder faster than the manufacturer specs suggest - we typically see this at 4 to 6 years in full sun, not the 8 to 10 years advertised.
- White haze or efflorescence on paver faces. Calcium salts from the limestone base are migrating upward with moisture. It’s cosmetic but indicates water is moving through the system instead of draining, which will eventually undermine the base.
- Sunken area near downspout or hose bib. Concentrated water flow has created a void in the base. This is the one that gets worse fast - we’ve seen a 2-foot depression become a 6-foot collapse in a single rainy season in Coconut Grove.
