The common series we see in Miami are the CWS 3120 single-hung, the CWS 5400 double-hung, and the CWS impact-rated 8000 series used from Pinecrest to Sunny Isles for HVHZ compliance. The part number is stamped on the edge of the sash or behind the lock cover plate; if the label’s sun-faded, measure the visible glass dimensions and the frame depth, because CWS uses proprietary balances in the 3120 that differ from the 5400 by exactly 3/8 inch in the shoe width.   • Sash drops or won’t stay open. The coil balance or block-and-tackle assembly has lost tension, usually from corrosion at the pivot bar where Miami’s humidity meets the steel spring. We see this most in east-facing units from Key Biscayne to Miami Beach where salt spray accelerates the fatigue.
  • Lock tongue won’t extend or retract smoothly. The zinc die-cast lock mechanism has oxidized internally; the part still looks intact but the cam is binding. In Brickell high-rises, we find this compounded by tenants forcing the lock rather than adjusting the strike plate.
  • Visible water intrusion at the sill or jamb. The weep holes are clogged with paint or debris, or the sill track gasket has compressed past recovery. CWS units rely on a specific drainage path; block it and water finds the drywall.
