Kitchen Remodel: Galley Layout with Water-Damaged Subfloor in Coconut Grove
The homeowner found soft spots under the vinyl flooring near the sink cabinet - the subfloor was punky from a slow leak in the supply line we traced to a corroded angle stop. We stripped to joists, sistered the damaged span with pressure-treated lumber, and laid new 3/4-inch plywood. The finished kitchen runs KraftMaid Cherry Square cabinets in a natural finish with Cambria Brittanica quartz counters, a single-bowl undermount, and LED under-cabinet lighting on a Lutron dimmer. The photo record shows the sistered joists, the dry subfloor, and the finished electrical rough-in before finishes went on. Flat written price: $34,800. Signed change order for the pendant upgrade over the peninsula: $1,150.
Bathroom Remodel: Failed Shower Pan and Tile-on-Drywall in Pinecrest
This was tile-on-drywall from a 2004 renovation, no cement board, no waterproof membrane - the pan had cracked at the curb and water had been migrating into the adjacent closet for months. We found black mold on the stud bays when we opened the wall. Full gut to studs, treated with botanical fungicide, installed cement backer with liquid-applied waterproofing (RedGard to 6 inches above showerhead height), and set 12×24 porcelain on a 1/4-inch per foot preslope. The Kohler LuxStone surround went in with a linear drain at the wall. Toto Drake II elongated, comfort-height. The photo record includes the stripped stud bays, the membrane application, and the flood test passing. Written price before start: $18,400.
Roof Replacement: Three-Tab Shingles at End of Life with Delaminated Underlayment in Coral Gables
The shingles were curling at the edges and the homeowner had two active leaks during the August storms - we found the 15-pound felt had delaminated and was sliding in sheets under the shingle courses. Tear-off revealed skip-sheathing in the 1960s section, so we decked with 7/16 OSB to give a nailable surface. Full GAF system: Timberline HDZ in Barkwood, Cobra Ridge Vent, FeltBuster synthetic underlayment, and WeatherWatch ice-and-water at valleys and eaves (Miami-Dade doesn’t require it, but we spec it on every job). The photo record shows the skip-sheathing condition, the new deck, and the shingle stagger pattern. Golden Pledge warranty registered. Written price: $24,600.
Impact Windows and Doors: Single-Hung with Failed Balances, No HVHZ Rating in Palmetto Bay
The sashes wouldn’t stay open, the screens were torn, and the homeowner’s insurance renewal was demanding HVHZ-rated openings. We measured every rough opening - three had settled out of square by more than 1/4 inch, so we re-framed with pressure-treated bucks and flashed with DuPont FlexWrap before setting the PGT WinGuard frames. Impact-rated single-hung with Low-E and argon fill, Miami-Dade NOA #12-0417.04. The photo record shows the out-of-square opening, the flashed buck, and the installed frame with fastening pattern. Written price for 14 openings: $31,200. Permits pulled, inspection passed first call.
Driveway and Pavers: Spalled Concrete with Poor Drainage Pooling at Garage in Kendall
The concrete had spalled from salt exposure and the grade ran backward - every hard rain sent water toward the garage slab. We broke out 680 square feet, excavated 8 inches, and installed a permeable base course of #57 stone over geotextile. Belgard Dublin Cobble in Fossil Beige on a permeable bedding course, 45-degree herringbone pattern. Channel drain at the garage threshold tied to existing storm. The photo record shows the broken concrete, the excavated grade with laser level shot, and the finished paver surface with sand swept into joints. Written price: $14,800. No change orders.
Home Addition: 420-Square-Foot ADU Over Detached Garage in Little Havana
The garage was built in 1987 with 2×6 rafters and a corrugated roof - no structural capacity for a floor, no footing depth for a second story. We underpinned the existing footings with 24-inch wide grade beams on 4,000 PSI concrete, then framed the ADU with 2×6 walls at 16 inches on center for R-19 insulation. The studio includes a kitchenette with Wellborn cabinets and a 24-inch cooktop, a full bath with curbless shower and linear drain, and a mini-split on its own meter. The photo record documents every footing pour, the rough framing, the MEP rough-in, and the final finishes. Written price before permit: $127,000. Two signed change orders: owner-selected floor tile upgrade ($3,400) and added impact window in gable end ($2,100). Final invoice: $132,500.
