  • Settlement cracks radiating from the ADU foundation edge. Miami’s limestone substrate shifts seasonally, and if the driveway was poured or laid without a proper expansion joint against the Abodu footing, the paver bed or concrete slab cracks within 18-36 months as the structure settles independently.
  • Water pooling against the foundation during afternoon storms. This indicates the driveway pitch reversed, often because the base material compacted unevenly under the paver bedding sand. In Coral Gables and Pinecrest, we’ve seen this where builders used crushed concrete instead of limestone screenings for the 1-inch bedding layer.
  • Pavers rocking or sounding hollow when stepped on. The bedding sand has washed out through failed edge restraints, a common failure when plastic edging spikes corrode in Miami’s salt-air environment within four to five years.

Base compaction requires a plate compactor and a trained eye for moisture content in the screenings.
