  • Soft or swollen cabinet bottoms near the sink. The Casita’s compact drain line runs tight to the cabinet floor, and the original P-trap configuration leaves almost no air gap.   • Countertop seams opening at the peninsula joint. Boxabl units ship with a two-piece laminate top to fit through the module doorway during assembly. There are two things a Boxabl owner can safely assess without tools: whether the cabinet is level (a 4-foot level across the face reveals racking), and whether the refrigerator bay shows active moisture (discoloration that darkens when you press a paper towel to it). Both tell you whether the problem is cosmetic or structural.

Where DIY goes wrong is the steel-frame interface. Boxabl modules are engineered structures; drilling or cutting the frame to reroute plumbing or add support voids the module warranty and can compromise the unit’s structural rating. We’ve been called to three jobs in the last two years where an owner or a handyman notched a steel stud to run a gas line for a range upgrade. The repair, involving a welded patch and engineer sign-off, added $4,200 to what should have been a $3,500 cooktop swap. The electrical is equally unforgiving: the original 50-amp feed cannot be split for a separate cooktop and wall oven without a panel upgrade, and that requires a licensed electrician pulling a Miami-Dade permit.
