- Panel seams opening at corners. Miami’s humidity swings cause thermal expansion and contraction in PVC-composite panels. Over three to five years, the silicone sealant degrades and the panels pull away from each other, creating gaps where water migrates behind the wall. We find this most often in bathrooms without exhaust fans or with fans vented into attics rather than outside.
- Soft spots in wallboard behind the surround. Water that gets past a failing panel doesn’t always show immediately. Homeowners notice a spongy feel when pressing on the wall near the shower valve, or baseboard trim that has swelled. By this point, the substrate - usually greenboard or cement board - has begun to degrade and must be addressed before any new surround goes up.
- Discoloration or staining on lower panels. Bufftech’s lighter colorways, especially the “Arctic White” and “Almond” Classic options, show iron staining from hard water or pink mildew growth in the porous surface layer. This is cosmetic but indicates the panel’s protective coating has worn through, which accelerates underlying material breakdown.
- Loose or wobbly grab bars and fixtures. Bufftech surrounds include blocking locations for future grab bar installation, but installers sometimes miss them or use standard anchors instead. In a 2023 Coconut Grove job, we found a grab bar that had pulled completely free because the installer had anchored into the panel, not the stud blocking behind it. The repair required panel replacement and proper blocking.
- Cracking in caulk joints at the tub or shower pan. Bufftech specifies a flexible, mildew-resistant silicone for all perimeter joints. Cheap latex caulk or improper joint prep leads to premature cracking. Once water penetrates, the pan flange and subfloor are at risk - we’ve replaced rotted subfloors in Miami Beach condos where this went unaddressed for two seasons.

DIY or Call Us?
There’s a safe middle ground here. A homeowner can check the stamped model code, photograph the failing area, and verify whether water is actively leaking versus merely staining. What we don’t recommend: cutting into a Bufftech panel to inspect behind it without knowing where studs and plumbing lines sit, or attempting to remove a surround that may contain asbestos-containing mastic (common in Miami homes built 1950-1980). The panels themselves aren’t dangerous, but the demolition often reveals surprises.
