HardieTrim boards are 3/4″ thick in widths from 3.5″ to 11.25″. The gotcha we hit regularly in Coral Gables and Pinecrest: a 2015-2019 installation may use the older “HZ5” formula designed for northern freeze-thaw, not the “HZ10” formulation James Hardie developed for Miami’s salt-air, high-humidity, hurricane-zone exposure. ColorPlus is a factory-applied finish with a 15-year warranty against fading and peeling. Signs Your James Hardie Home Additions & ADU Is Failing

- Board edges swelling or “fuzzing” - This is moisture wicking into the cellulose fiber cement core, usually from improper clearance to grade (Hardie requires 6″ minimum to finished soil, 1″ to hardscape) or from a failed caulking joint at a horizontal seam. In Miami’s daily summer rains, a 4″ grade clearance gets breached fast by mulch buildup or settled pavers.
- Cracking radiating from fastener heads - James Hardie specifies ring-shank nails set flush, not countersunk, in pre-drilled holes. If you see spiderweb cracks around nails, the installer likely used the wrong fastener type or drove them too deep, concentrating stress. Hurricane retrofit crews are notorious for this shortcut.
- ColorPlus chalking or mottled fading on south and west walls - UV degradation accelerates in Miami’s latitude. A 10-year-old south exposure in Key Biscayne can look like 20 years inland. This is cosmetic but signals the protective topcoat is breaking down, which precedes substrate exposure.
- Soft spots behind hose bibs, AC condensate lines, or scupper drains - Hardie is not waterproof; it’s water-managed. Concentrated drip lines that weren’t flashed correctly saturate the substrate behind. We find this constantly in Coconut Grove additions where downspouts were terminated too close to the wall.
- Gaps opening at butt joints or corner boards - Seasonal humidity swings in Miami (85% summer to 55% winter) cause fiber cement to expand and contract. If joints weren’t caulked with a paintable polyurethane sealant and backer rod, the gap widens, water enters, and the cycle accelerates.
