Why Miami Residents Choose Us for Therma-Tru Service

A new front entry door with glass sidelights

We’ve installed and serviced Therma-Tru door systems across Miami-Dade’s HVHZ market for years. The work is field-earned, not factory-endorsed - we are not authorized by Therma-Tru, and we do not pretend otherwise. What we are is familiar with the brand’s model lines, failure patterns, and the specific ways Miami’s climate and code regime punish doors that were designed for milder environments.

Grant Rowan, our owner, learned the trade at Los Angeles Trade-Technical College before running crews in South Florida for over a decade. His pre-construction walkthroughs follow a simple sequence: measure twice, write it down, then build it. That discipline shows up in our quotes - flat prices with written scopes, no vague line items, no change-order surprises. Under Clause 1 of the Haven Standard, the price is written before anyone starts. Every time.

Our crews are background-checked and uniformed; a live person answers calls 24/7; and every visit includes a documented photo record as standard. The 365-Day Done Right Promise is printed on every page, backed by a terms page, not an asterisk. If you have a competitor’s written estimate, bring it - we will review it line by line at no charge.

Common Therma-Tru Construction Problems We Solve in Miami

  • Salt-air corrosion of aluminum thresholds and steel hinge screws. Miami’s persistent salt-air environment, especially near Biscayne Bay and in coastal neighborhoods like Key Biscayne, accelerates corrosion of hardware that would last decades inland. We replace with stainless or hot-dip galvanized fasteners as baseline, not upgrade.
  • Fiberglass skin cracking on Smooth-Star doors after UV and rain intrusion. Years of hurricane-driven rain and intense South Florida sun can delaminate the fiberglass skin. We assess whether the core is dry and the NOA assembly intact; if so, we repair. If the structural integrity is gone, we quote replacement with a current NOA-matched unit.
  • Wood-core rot in Fiber-Classic doors installed in pre-1992 CBS homes. In Little Havana, Allapattah, and West Flagler, many homes were built before Hurricane Andrew forced the code overhaul. These structures often lack proper roof-to-wall hurricane straps and have seen decades of moisture intrusion. The bottom rail of a wood-core Therma-Tru door absorbs that water and rots through. We see this regularly.
  • Failed weatherstripping and sweeps that break the impact-rated assembly. After storm damage, a Fiber-Classic door may no longer meet its HVHZ impact-rated assembly requirements if the sweep or weatherstripping is compromised. We source OEM or NOA-compliant aftermarket seals to restore the assembly’s approved configuration.
  • NOA mismatches on glass or hardware swaps. Miami-Dade inspectors will fail a rough inspection for a missing or expired NOA even if the product is rated in Broward or every other Florida county. We verify the exact assembly - model, glass option, hardware package - against the current database before ordering parts.

Therma-Tru Service in Miami: What Local Conditions Mean for Your Door

Miami sits within the High-Velocity Hurricane Zone, a designation unique to Miami-Dade and Broward counties and the strictest construction standard in the United States. Every window, door, and exterior component must carry a Miami-Dade County Notice of Acceptance before legal installation. This product-approval layer does not exist in Orlando, Tampa, or any other major Florida market. For Therma-Tru owners, the practical consequence is severe: the NOA database requires the exact door assembly - model, glass option, and hardware package - to match the approved listing. Swapping a glass insert or hinge without checking that number can fail a rough inspection even if the door is impact-rated in Broward or Orlando. Out-of-state contractors and subcontractors unfamiliar with the local approval database hit this paperwork trap constantly. We do not. We were called to a pre-1992 CBS home in Little Havana where a Therma-Tru Fiber-Classic entry door had swollen and stuck after years of hurricane-season rain intrusion; the bottom rail was rotted through from wood-core water absorption. We replaced the door with a Smooth-Star unit with a valid Miami-Dade NOA number, stainless hinges, and a reinforced strike plate, then re-flashed the threshold to slope water away from the jamb - the homeowner passed inspection and finally got the door to latch in humidity.

Therma-Tru Models & Products We Service in Miami

We work across the Therma-Tru product lines most common in Miami residential construction: the Fiber-Classic collection, with its wood-grain appearance and wood-core construction; the Smooth-Star fiberglass door series, popular for paint-ready surfaces and better moisture resistance; the Classic-Craft American Style series, with deeper panel profiles; and Benchmark entry doors, the value-oriented line found in many post-Andrew tract homes.

Our parts approach is straightforward. For current production lines, we use OEM Therma-Tru replacement hinges, sweeps, and glass inserts to preserve the door’s NOA-approved assembly. For out-of-production lines, we source quality aftermarket seals and thresholds that meet Miami-Dade NOA criteria. Our honest stance: if the door slab is structurally sound and NOA-compliant, we repair. If the frame or core is compromised, we replace. We do not upsell a full unit when a component fix is code-compliant. We stock common Therma-Tru hardware locally for fast Miami turnaround, and our supplier relationships give us next-day access to most NOA-matched glass and frame components.
