Which Wellborn Models This Applies To

Wellborn produces three window and door series that appear regularly in Miami homes: the Heritage Series (wood-clad, common in Coral Gables and Pinecrest builds from 2010-2019), the Classic Series (vinyl, widely used in Kendall and Doral tract homes), and the Estate Series (aluminum-clad wood, typically specified in custom homes east of Biscayne Boulevard). The part you need depends on which series you have, and the difference matters. Heritage casement operators use a different arm geometry than Classic, and the Estate Series has proprietary weatherstrip channels that don’t accept generic replacements.

To identify your series, check the interior face of the sash for a foil label with a six-digit model code starting with H, C, or E. If the label is gone, measure the sash thickness: Heritage runs 2-5/16″, Classic is 2-3/4″, and Estate is 2-7/8″. We order OEM parts directly from Wellborn’s Alabama facility with a 3-5 business day lead time, though we also stock quality aftermarket equivalents for Classic Series hardware that match the spec at roughly 60% of OEM cost. The aftermarket route makes sense for discontinued Classic colors like Sandtone or Cocoa, where Wellborn no longer inventories the matching finish.

  • The crank arm spins without moving the sash. This usually means the worm gear inside the operator has stripped its brass insert, a failure we see often in Miami after five to seven years of salt-air exposure. The gear housing corrodes slightly, the fit loosens, and the torque of daily operation finishes the job.
  • You see water staining on the interior sill after heavy rain. The weep holes are clogged with blown dust and organic debris, or the sill cap seal has hardened in the Florida sun. In either case, water that should drain to the exterior pools in the track and finds its way inside.
  • The sash won’t stay open in any position. The friction hinge has lost tension, typically from metal fatigue accelerated by heat cycling. A south-facing window in Miami sees 120°F+ surface temperatures in July; that thermal expansion and contraction wears the hinge springs faster than the manufacturer rates for.
  • Visible daylight between the sash and frame when closed. The compression weatherstrip has taken a set and no longer rebounds, or the balance shoe has cracked and the sash is riding crooked in the jamb. Both let conditioned air escape and humid outdoor air enter.
  • The lock lever is stiff or the keeper won’t engage. The zinc die-cast lever has corroded at the pivot, or the keeper screw has backed out from vibration. This is cosmetic until it isn’t; an unlocked window is a failed impact test waiting to happen.

An owner can safely check the weep holes with a pipe cleaner and verify the lock keeper screw is tight. Beyond that, window work carries real risk. A sash on a second-story opening is awkward and heavy; drop it and you’re replacing glass and possibly the frame below. Casement operators are under spring tension; release the wrong clip and the arm snaps back with force enough to break a finger. We don’t recommend DIY for any component that supports weight or stores mechanical energy.
